If you have paid a registered valuer to prepare for you a real estate valuation it will generally be presented to you in the form of a report accompanied by what is referred to as a certificate of valuation.

The certificate of valuation is the actual document that will state the estimated current market value of the property, the accompanying report will detail the information that the valuer uses to explain the price that is on the certificate of valuation.

Information supplied in real estate valuation reports

The type of information included in a typical real estate valuation will include comments on the real estate market place at moment :

Supply - what is on the market at the moment in a comparison to the particular type of property being valued.

Demand -  current state of demand from potential buyers of all types of real estate in area relevant to this property.

Market fit  -  similar to demand but specific to this property.

Condition / Presentation - relevant to how property is considered in its overall condition presentation.

Orientation  - which direction property faces.

Adjacent development - outlines properties adjacent to this piece of real estate.

Reasonable sale period - estimate on sale period.

Reasonable letting period - estimate on time to find tenants.

Methodology - explains valuers methods used.

Market Evidence - comparable sales researched for similar properties and what they sold for.

Other things which could be included in a valuers report 

Legal description, site details, services, town planning, location, physical dimension, accommodation, condition, amenities, general or special comments, underlying assumptions, disclaimer and a few photos either internal or external photos of property.
